Hi All,

I run a small,one-man workshop in one of East London's newly gentrified areas but because of other commitments,I get less and less time to work there. It has decent,well maintained professional machinery and storage.
I've been toying with the idea of renting it out maybe for a set number of days per week(or even daily?).

Maybe sharing the week with another framer?

I can see there may be complications with running two businesses from the one address but does anyone have any opinions on the pros and cons? Should I be looking for a hobbyist?

How would it effect the insurance?

Sorry,I know this is a bit vague but any opinions would be much appreciated.

There is a post on the Grumble about the same thing, I personally don't even like my well trained staff using my machines, never mind some noob off the street, I think the first time a finger comes off you're gonna have some trouble.

Will you insurance cover other people not connected with your budiness? It's not the same as a photographer renting out a studio. Also do you rent your premises? If so would your landlord effectively allow sub letting. Would you be on the premises when they are? You may come back to an empty workshop.

Here are some scenarios: the sharer becomes very busy, makes a mess, starts letting other people use the space too...

It wouldn't be sub-letting. A lease requires you to grant exclusive use. As you couldn't allow them exclusive use - as you would want it too - they would only be occupying under licence. So no issues with the landlord.

That was the easy one to clear up.

IFGL, less of a worry than the fingers would be the messing up of the equipment. The unexpected small tweak to the left fence; the unwanted chip on the Morso blade; etc.

Who's name would you have above the door, if yours then - the other framer's customer comes to collect when he is not there, he's done a rubbish job, customer does not like it, goes away telling everybody what a carp job was done at that framer at East London's newly gentrified area
Then you have the problem of stock control, who orders what, stored where, , nothing but trouble .... so on and so forth as they say
